Most of the commercial work we do around the Treasure Valley is interior. A shared-wall unit in a Nampa retail strip. An office suite on the second floor of a downtown building. A restaurant space in Eagle that's turning into a fitness studio.
The walls are shared. So are the ceilings and the parking lot. Sometimes even the HVAC.
So the job isn't just tearing things out. It's tearing them out without rattling the pictures off the wall next door, filling their space with dust or taking their customers' parking spots. Honestly, that part takes more planning than the demo itself.
Noise, dust and timing

Noise
Demo is loud. There's no quiet way to break up tile set in mortar or pull down a framed wall. What we can control is when the loudest work happens.
On a lot of commercial jobs we save the heavy stuff for early mornings before the neighbors open, or for a day they're closed. A dentist cares a lot more about a jackhammer at 10 a.m. than one at 7.
Dust
Dust goes through a drop ceiling like it isn't even there. If the wall between units stops at the ceiling grid instead of running all the way up, your dust is now the neighbor's dust.
We seal the space off with plastic, cover the return vents and keep things misted when we're cutting or breaking anything that throws powder. It's not glamorous. But it's the difference between a neighbor who waves at you and one who calls the landlord.
Timing
Before you book anything, ask the property manager about building rules. Plenty of centers limit loud work to certain hours and spell out exactly where a dumpster can sit.
Heads up: Federal rules require an asbestos inspection before most commercial demolition and renovation work, even on an interior-only job. Older buildings downtown and on the Bench are the usual suspects, but a newer building isn't automatically in the clear. Get the survey done before you set a demo date, because a positive result changes the whole schedule.
Permits and the landlord's sign-off
Interior commercial demo in Boise usually goes in with the building permit for the tenant improvement work. Meridian, Nampa and Caldwell each have their own building departments and their own process, so check with the city where the property actually sits.
The approval people forget about is the landlord's. Most commercial leases say what a tenant can remove and who has to do it. Get that in writing before we show up. It saves an awkward phone call halfway through the job.

How to keep the job short and the neighbors happy
Our fastest commercial jobs tend to have a few things in common.
The furniture and inventory are already gone when we get there. Anything the landlord or the next tenant wants to keep is clearly marked, ideally with tape and a quick walkthrough.
Utilities get handled ahead of time. Power, water and gas to the areas we're removing should be shut off or capped by a licensed pro before demo day.
And somebody gives the neighbors a heads up. A short note from the property manager a few days ahead goes a long way, because people are a lot more patient when they knew it was coming.
With that done, an interior commercial demo can often go on the calendar within a few days of the estimate. Summer gets busy with buildouts. Winter brings shorter days and icy lots out in Kuna and Star, which slows down hauling. Either way, call a little earlier than you think you need to.
